Preventative Maintenance of Air Conditioning Units
This is one of the most overlooked things that owners of air conditioners do.
If your air conditioner is not maintained it can create a dangerous cocktail of mould and allergens. We at Grey Shaw Air Conditioning provide a quick and effective service for preventative maintenance that includes the following:
- Cleaning Filters – Filters are the part of the air conditioning unit, in ducted, split systems or box air conditioning units, that capture all the coarse and large harmful particles in your room. Many are made out of a fine fibreglass thread on a plastic frame, or if you have an older unit, cloth or fine paper wrapped on a cardboard frame. The particles that these filters help against include pollen, mould, grease, dust, fine powders, fur from pets, dander (dead skin) and inside and outside pollutants. If you have asthma or breathing difficulties it is especially important to clean your filter regularly.
We use special chemical solutions to clean filters and often have to replace filters that are in poor condition.

We use special chemical solutions to clean filters and often have to replace filters that are in poor condition. - Cleaning dust and mould builds up – Like anything around your house, air conditioner units can gather dust and mould and it is just as important to clean it on a regular basis.
- Cleaning refrigeration coils – This is one of the best ways to improve your air conditioners efficiency, durability and lifespan. There are two types of coils. Condenser coils that dissipate the heat and evaporator coils that cool the air. Both sets of coils need to be cleaned. When these coils are dirty the fan and compressors have to work harder to output the same amount of cool air to the house. Cleaning them regularly restores them to their best working capacity. The more effective your system is running the more money you will save.
- Checking refrigerant pressures – It is important for correct circulation that these are checked on a regular basis to make sure that the unit is doing what it is supposed to be doing and reporting the correct details.
- Checking all electrical devices and connections – This is to ensure that the air conditioning unit is safe.
- Tightening all fixings
- Replacing bolts and mounts or rubber footings – There is always movement when it comes to air conditioning units, especially the older style box units. The mountings and rubber can fracture over time and should be replaced when required to ensure that the units are not damaged.
- Checking all mechanical motors and compressors – These are the workhorses of your air conditioning unit. They do all the work when it comes to making the air circulate and compress. Just like your car motor, they need to be serviced on a regular basis to ensure they are running at maximum efficiency saving you money in electricity bills.
- Changing and Tightening of V-Belts – V-Belts are the air conditioners units equivalent of a fan belt in a car. Over time, the rubber can fracture and stop working as it should. We often replace V-Belts during a repair to ensure that the system is running effectively..
- Cleaning condensation dip trays – Condensation is water and in the units it has to go somewhere. Condensation dip trays are the place where this water goes until it gets released outside of the system. Like with any sitting water, they can get mouldy and dirty. Our preventative maintenance means that they get cleaned regularly.
